wifi issues on r8500 converted to ddwrt

having wifi issues. issues existed before conversion (which is what prompted change over. Currently, only getting from 20-100mbps (mostly 20mb, so very low and often sees high ping rates 150-250ms) on router wifi. Service is rated and tested on lan cable connection for at least 300mbps.

Im very experienced with ddwrt and have tested almost every spin on wifi config variables that I can think of. 

Has anyone else experienced the same issues and is there a known fix?

I should also note that when download speeds measure low in the mid to low 20s...upload speeds witll often exceed download speeds. I prefer DDWRT, but Ive got to figure out this wifi issues. Sucks to have all this download speed from provider, but no way to use it.

last update until response... Forgot to mention. 2.4ghz is always faster and with lower ping than 5ghz ac spectrum. Not sure why, but maybe this is sign that there is an issue with the AC wifi buildout???
